Nanango real estate agent Jane Erkens had a clear lead in the South Burnett Regional Council Division 1 by-election at the close of counting on Saturday night.

Mrs Erkens had secured 1191 votes, ahead of Levi Madeley with 612, Rebecca Jackson on 452 and Tony Edwards on 383.

However, despite securing 45.15 per cent of the preliminary count, Mrs Erkens has not secured the necessary 51 per cent figure to claim victory.

Counting to decide the by-election outcome began as soon as the polls closed at 6:00pm on Saturday.

It will now continue on Sunday and, if necessary, on Tuesday.

No votes will be counted on Monday, the Labour Day holiday.

A total of 2638 formal and 83 informal votes had been counted by 7:30pm.

There are a total of 3986 voters enrolled in Division 1.

The Council vacancy was created by the resignation of former Division 1 councillor Roz Frohloff on March 23.
