A plan to turn 7.9ha of land at 189 and 193 Crumpton Drive (red pin) into 15 rural residential lots has won development approval from the South Burnett Regional Council<\/figcaption><\/figure>\n

South Burnett Regional Council has given approval for a new subdivision in Blackbutt, roughly 1.2km from the town’s CBD.<\/p>\n

At the current Council’s final meeting on Wednesday, Councillors discussed a plan by GLW Constructions Pty Ltd to convert two Lots at 189 and 193 Crumpton Drive – with a total area of 7.9ha – into 15 rural residential lots.<\/strong><\/p>\n

The proposal will require the developer to build a new sealed road to provide access to the lots – which will range in size from 4005 to 9555sq m – and install street lighting.<\/p>\n

They will also be required to preserve a strip of bushland along Taromeo Creek, which borders one side of the development.<\/p>\n

Because the subdivision is in a bushfire zone, all houses in it will be required to have two water tanks – a 45,000 litre tank for household consumption and a 22,500 litre tank which can be used for fire fighting.<\/p>\n

In addition – because part of the estate is also in a flood hazard area – all houses will need to be built on a 25m x 40m rectangle in each lot that should be immune to flooding.<\/p>\n

The development will occur on Class B agricultural land and two existing dwellings will remain on the site, with the remaining 13 blocks available to buyers.<\/p>\n

At Wednesday’s meeting, Councillors heard that two valid objections had been received about the development.<\/strong><\/p>\n

One expressed concerns about the need to protect native wildlife, and the other worried the subdivision would increase traffic along Crumpton Drive.<\/p>\n

However, officers believed the conditions Council had set on the development approval would satisfy these concerns.<\/p>\n

Councillors agreed, and approved the project unanimously.<\/p>\n
